Bricking starts .
Inspected with Shane ,SS the defects he was pleasant but not so keen on hanging around .
He said the Construction manager and engineer said they dont need front brace installed . I am ok with that as Surveyor is issuing a compliance Certificate . I pointed kinking in the gas pipe in the kitchen,also extra noggins in the laundry he said ok.
Asked him about sisalation in the bathroom/kitchen etc said not necessary as current insulation good enough.

roof tiles installed . The defects of the frame identified by Alex were fixed other than the bottom plate overhang and extra front brace to the house

roof tilers started on the 12-5-2010 and finished on the 14-5-2010.Mortar still to be laid

Frame Defects Rectified including bottom plate overhang.

FINDINGS
1. The angle brace installed on the garage / entry wall is kinked and is not nailed to the middle stud.
As per AS1684.4 the angle brace is to be nailed to each stud.
2. As per AS1684.4 for timber framing table 8.3, the metal braces are to contain two nails to the top
and bottom plates, the following braces contain only one nail:
a. The garage external wall cross bracing.
b. The metal brace installed on the side wall of the rear bedroom.
3. There was no bracing layout available on site at the time of inspection, but there is only one
structural brace installed to the front elevation of the property, on the ensuite wall. As per
AS1684.4 item 8.3.2.3 ‘d’, where possible, a minimum of two structural type braces are required
to be installed to each external wall as close as possible to external corners of walls. In my
opinion there is definitely room to install an additional structural brace to the front of this
property.
4. The truss plan supplied on site indicates that a bottom chord tie and top chord tie is required to be
installed to the garage trusses. This has not been installed.
5. The truss plan supplied on site indicates that 4 rows of top chord ties are required to the top
chords of the trusses over the rumpus, kitchen and family areas. Only three rows of top chord ties
are installed.
6. The Mitek – gang nail system installation guide lines require 75 x 25mm battens be installed
between and parallel to saddle trusses on the top chords of the trusses below, when the saddle
trusses are spaced and centers greater than the roof battens. These have not been installed.
7. As per AS1684.4 section 6.2.5.2 L brackets are required to be installed at 1800mm centers. The
L-bracket over the ensuite / master bedroom wall is 2400mm from the external front wall, as a
result there is significant movement in the wall. Recommend installing an additional L bracket
over this wall.
8. The additional noggins marked on the plans to the rumpus wall are yet to be installed.
9. The front internal corner of the ensuite wall is over hanging the slab by 14mm. According to the
building commissions guide to standards and tolerances section 4 item 4.08 the maximum
allowable bottom plate overhang is 10mm.
