2.External items painter coming in to touch up front door,timber window.

JOFI timber floorer starting on thursday to do the moisture barrier and the timber will come in on monday the 16th .He should finish by the 25th.
Wes meeting me on site to look at the driveway and start on Wed the 11th ,if no rain we are going with "maguire " from cranbourne mix exposed agge.
Fence lot 304 has not signed and sent in the return slip ,his waiting till his garage goes up and Lot 293 still has not sent in hers.Rang fencer said they will do another reminder again and I will on the 17th.

Construction manager to finish HO
Damian the construction manager rang me on the 2nd and the 3rd .He said he was finishing all the items on the list.
regarding the gaps on the timber windows he only fixed the large window and not the smaller ones
today the 3rd he said he rang me and said he will fix all the timber windows and caulk around the edges and not use quad.
I then rang him back again and asked him if all the items on the inside will be fixed .ClO rang back and said yes .
So HO is due on the 10th at 0800am

Handover was postponed on the 30th
At 1100 am SS who was resiging today rang me and said he the guys who were supposed to replace 1 of the sliding mirrors replaced the wrong one.
Damn that pissed me off ,he said everything was done including the external conduit .
I turned up shortly afterwards and most of the stuff on the outside was not completed such as mortar covering the timber windows,water in the gutters ,mortar not cleaned etc.
I made a written complaint to the CLO and requested the construction manager to get back to me as to why I was stuffed around.
I have the option of taking a letter of Undertaking but we that in my opinion is not a good option as these are important defects and incompete work ,Iam not waiting 3 months or running around after HO to get them fixed.

visited site 26-7-2010 apologise for the photo
I visited site and it seems work is progressing on getting all the items notated at PCI fixed.
I noticed on the outside they have removed the render that was covering the gap for the large timber window ,not the other smaller windows.
stickers were placed where the mortar needs cleaning and quads were used to cover other mortar imperfections in the alfresco.
It seems like the incorrectly cut bricks will be replaced.
Iam visiting the site this arvo to try and get a glimpse of the work on the inside.
I tried posting some photos ,seems like it didnt work I will try again tonight.

PCI on the 22-7-2010
0900-PCI started
We went through Alex's list and SS promised to fix all on the list.I had my list which he was very impressed. I never found anything that was not on Alex's list on the inside except things like privacy locks not installed.
SS promised to fix everything on Alex's list and notated this on the completion certificate this was good enough for me.
1115 PCI was completed .The structural defect where the timber windows did not have a gap of 5MM ,SS advised that the render was covering it. I asked him to clean the render (could be a bluff) .He promised to do so by the 29-7-2010.

The Painting finished on the 15-6-2010 and now its fixing of the cabinets ,cupboards etc
A FC sheet was installed to the front facade near the small windows instead of it being renderded. Have informed CLO and SS and waiting on outcome .
Was informed that PCI should be 15-7-2010 . Have got quotes for Driveway/Decking and paid deposit for Blinds and shutters .

The Painter was on site about to start ,he said 7 days for painting . He wasnt sure where the feature went even though he had the sketches in front of him,pointed out feature to rumpus all 4 walls "tapestry beige ".
Brick infill stuff up not fixed ,emailed SS ,said he ordered lintet and it will be fixed next week, fibro cement piece near the small front window is to be painted not rendered ,I didnt like that ,might look odd. Emailed this to SS,lucky his approachable.
Casesarstone bench top installed for kitchen-"night sky" -they got that right.

since the 17-5-2010 a lot has happened to the inside of the house
19-5-2010 Plaster installed
25-5-10 cornices installed
29-5-10 kitchen & cabinets in the ensuite & bathroom installed (wrong island laminate installed instead of tawny linewood /white was installed but it looks ok /larger so we took it.
28-5-10 -architraves & skirting installed
3-6-10 -underquote of render done and blinds & plantation shutters measured . We are installing a plantation shutter to the stacker door ,risk but looks good.
Parquetry installer also measured .installing sq/sq something different.
I was told the painter comes in next week and should take 7 days . tiler will take 3 days to the wet areas. Brick infill to be complete a BV not given to SS his not happy .
Iam guessing 2 months to PCI

Bricking starts .
Inspected with Shane ,SS the defects he was pleasant but not so keen on hanging around .
He said the Construction manager and engineer said they dont need front brace installed . I am ok with that as Surveyor is issuing a compliance Certificate . I pointed kinking in the gas pipe in the kitchen,also extra noggins in the laundry he said ok.
Asked him about sisalation in the bathroom/kitchen etc said not necessary as current insulation good enough.

4-5-2010 frame inspection by Urban
FINDINGS
1. The angle brace installed on the garage / entry wall is kinked and is not nailed to the middle stud.
As per AS1684.4 the angle brace is to be nailed to each stud.
2. As per AS1684.4 for timber framing table 8.3, the metal braces are to contain two nails to the top
and bottom plates, the following braces contain only one nail:
a. The garage external wall cross bracing.
b. The metal brace installed on the side wall of the rear bedroom.
3. There was no bracing layout available on site at the time of inspection, but there is only one
structural brace installed to the front elevation of the property, on the ensuite wall. As per
AS1684.4 item 8.3.2.3 ‘d’, where possible, a minimum of two structural type braces are required
to be installed to each external wall as close as possible to external corners of walls. In my
opinion there is definitely room to install an additional structural brace to the front of this
property.
4. The truss plan supplied on site indicates that a bottom chord tie and top chord tie is required to be
installed to the garage trusses. This has not been installed.
5. The truss plan supplied on site indicates that 4 rows of top chord ties are required to the top
chords of the trusses over the rumpus, kitchen and family areas. Only three rows of top chord ties
are installed.
6. The Mitek – gang nail system installation guide lines require 75 x 25mm battens be installed
between and parallel to saddle trusses on the top chords of the trusses below, when the saddle
trusses are spaced and centers greater than the roof battens. These have not been installed.
7. As per AS1684.4 section 6.2.5.2 L brackets are required to be installed at 1800mm centers. The
L-bracket over the ensuite / master bedroom wall is 2400mm from the external front wall, as a
result there is significant movement in the wall. Recommend installing an additional L bracket
over this wall.
8. The additional noggins marked on the plans to the rumpus wall are yet to be installed.
9. The front internal corner of the ensuite wall is over hanging the slab by 14mm. According to the
building commissions guide to standards and tolerances section 4 item 4.08 the maximum
allowable bottom plate overhang is 10mm.
